Project summary
Geosurveys and Geospatial Information Limited was engaged to undertake comprehensive survey works, preparation of sectional plans, and registration of Two Hundred and Twelve (212) sectional titles for units within Plot Nairobi/Block21/xxx, in accordance with the Sectional Properties Act, 2020.
The assignment involved field data collection and verification, confirmation and re-establishment of the property's physical boundaries, geo-referencing of the building structures, preparation and submission of sectional plans, and processing and issuance of individual sectional titles.
The brief
Geosurveys and Geospatial Information Limited was tasked to undertake survey and sectional property registration activities on behalf of Berich Real Estate Limited.
The main objectives of the assignment were to:
- Confirm the physical boundaries of the parent parcel and re-establish boundary beacons where necessary.
- Carry out an official search and verify the property information.
- Geo-reference the building structure and prepare the site and building location plans.
- Compile survey data, approved building plans and sectional survey drawings for submission to the Director of Surveys.
- Process the sectional plans and facilitate the issuance of new numbers for each unit.
- Facilitate rent apportionment for the individual units.
- Facilitate the surrender mother title.
- Follow up on the issuance of the new sectional titles for the 212 units.
The process: our work
Groundwork and Field Survey
The project commenced with comprehensive fieldwork involving data collection and verification of all the units. The physical boundaries of the parent parcel were confirmed, with boundary beacons re-established. The building structure was geo-referenced to establish its position within the parent parcel.

Preparation and Submission of Sectional Plans
Following completion of the field survey, the collected survey data was compiled and integrated with the approved building and architectural plans. Sectional survey plans were prepared for the individual units and submitted to the Director of Surveys for approval.
Rent and Lease Processing
Following processing of the sectional plans, the plans were forwarded to land administration for the apportionment of rent for each sectional unit.
Registration of Sectional Titles
The final stage involved surrender of the mother title to the Lands Registry for registration of sectional units. Upon completion of the registration process, the individual sectional titles were issued.
